We are working with our owners to maintain the quality of the homes we manage. To this end, we have a very thorough screening process. We will accept an application that meets the requirements listed on the Texas Association of Realtors Application for Rental and in which all occupants meet the following qualifications. Applications must be completed in full and signed by all residents over 18. Multiple applications for a specific unit or property will be processed at the discretion of Swan Management, Inc. Application fees and deposits will be refunded if multiple applications for the same property are not accepted.
A search may be conducted of public records to determine whether any proposed occupant has been convicted of any crime within the previous seven years. A conviction, guilty plea or no contest plea for any felony, or any misdemeanor involving theft, dishonesty, assault, intimidation, prostitution, drug-related or weapons charges, obscenity and related violations, sex crimes and or child sex crimes shall be grounds for denial of the rental application.
1. A credit report and criminal background check will be completed on all applicants over 18. A Beacon score of 640 or greater is required.
2. Three (3) years positive, unbiased landlord or mortgage history is required. A positive reference shall include: rent/mortgage paid as agreed, no damage by tenant to property, proper notice given to vacate, no complaints from landlord or neighbors, and the landlord or agent would re-rent. A negative reference will result in denial of the application.
3. Total gross monthly income shall be equal to or greater than three times stated rent.
4. Properties will be held a maximum of 15 days from approval of application. Rent will be charged beginning on the 16th day.
Quoted rents apply only to tenants that elect automatic debit from their checking account. A $5.00 processing fee will be charged for each payment received either in person or by mail.
Each occupant aged 18 or more must complete an application. There is a $25.00 fee per application. Roommates must qualify separately. Deposit must accompany application.
